Make your dues payment to "Keystone Townhomes Owners Assoc Inc" and send to Accounting with Gale; attn: Gale Jones; 9859 N Fulbrook Way; Marana, AZ 85653.

Quarterly Pest Control Service is provided by the Association, covers all units.
The pest control treatment service is applied on the Fourth Thursday of January, April, July, and October.
Bryan Pest Control will apply the pest control treatment beginning at 9:00 AM! Make arrangements for access to your unit.

Never put your key in the outgoing mail box. You may never get your key back. Reminder: This service is paid for by owner dues to the Keystone Townhome Owners Association. Are your dues up to date? Renting tenants, your rent payment includes the dues amount your owner pays; you will not have to pay separately for this service.
Note: if you don't arrange for this bug spray application, and both your neighbors do, where do you think the bugs will go?

Please be advised that there is a registered child preditor within one-half mile of the area. Protect you children!

Rulings of the Association apply to all owners. Governance of this association is done by democratic principles. The members vote and the majority rules. You cannot opt out, except by selling your unit.

Get on the board of directors! Make a difference. Email the Board of Directors.

FENCE maintenance: The Association is responsible for the perimeter fence and dumpster fence. It is not responsible for the short fences behind/between individual units. Please work with your neighbors to maintain your section of the fence. AND, remember that there MUST be a fire access easement along the fence. Make sure your fence does not block access to fire and other emergency personel.

Dumpster and Trash Collection PLEASE, put your trash inside the dumpster, and then CLOSE THE SLIDING DOORS. [Why close the doors? When the truck picks up the dumpster, the doors are designed to slide closed. But, often stuff falls out before the doors close]. Cut your larger items up so they'll fit in the dumpster. If you are having trouble putting your trash into the dumpster, get some help. Cut large boxes, and treat your mattress for pests and bag it!!!!!!! Put large items (including furniture) in the designated area next to the dumpster. Email Waste Management, or call (862-7141) to schedule pick up.

Traffic: The speed limit is low to protect pedestrians. Some are small. Please drive Keystone Road responsibly!

Property Insurance and HOA Insurance:
The Keystone Townhomes Owners Association (KTHOA) does not carry property insurance covering individual units or any of the structure. The Board recommends that all owners carry suitable property insurance, and that tenants carry their own renter's insurance.

Pets: USE THE DESIGNATED PET RUN AREA!!!!! It's a state law: you must pick up after your pet does its duty. Failure results in more problems than a mere fine; you loose your pet! The association cannot do anything about it. If your neighbor reports your violation, that's between you and your neighbor and Florida. Easy solution: comply with the law! You can download more info (excerpt of the County Ordinance) at the "Downloads" page. There is a designated pet run area through the gate at the north end of the property. Please use it.

Selling or Buying your unit? If you sell your unit, or have just bought a unit, please register with the Association or have your closing agent do it for you. Have your closing agent transfer your copy of the Association Covenants [they're part of your purchase contract] to the new owner. We often send out notices by email and need owner contact information. All we need is name, emailing address, and which unit(s) you own. Email the Association at KTHOA. The HOA does not have a physical mailing address.
